General Flat-Rate Services


  • Collect Rents

  • Make Daily Deposits for Rents Collected

  • Conduct Background Checks and Verify References on potential renters

  • Oversee Property Improvements

  • Oversee, and Manage Property Auctions

  • General Accounting and Bill Payment Services

  • Continuous updates on Services

  • Oversee all advertising for property rentals

  • Oversee and Manage all Property Tax Accounts

  • Hire, and Train Management and Other On-Site Staff

  • Oversee and Maintain continuous compliance with all governement agencies

    Flat-Rate Service Fees by Property Type

  • Quad-Plexes, Duplexes, Tri-Plexes, 8.5% of all monthly collected rents.

  • Single Family Homes, Condos, 10% of all monthly collected rents.

  • Apartment Complexs - 5 or ore Units - 6.5% of all monthly collected rents.

  • Office Buildings 4 offices or less - 8.5% of all monthly collected rents.

  • Office Buildings - 5 or more Offices - 6.5% of all monthly collected rents.

  • Warehouses Single Tenant - 8.5% of all monthly collected rents.

  • Warehouses - 5 or more Tenants - 6.5% of all monthly collected rents. ______________________________

    Added Expenses To Flat-Rate Bllings

    The following are not included in the flat-rate billing. These services and all related expenses, will be billed to the Property Owner.

  • Roofing Services and Repairs

  • Lanscaping including tree removal, flower and plants, bark and other, edging, mowing, etc.

  • Outside beautification including painting, siding, and other

  • Inside beautification including painting, and other

  • General Maintenance Fees

  • Property and other related taxes

  • Property Auction and other related fees

  • Property Storage and other related taxes

  • Applicance Service and Replacement Expenses

  • Bank Charges Relating to Owners Trust Account

  • Service Professional Fees for Plumbers, Architechts, and Others

  • Security Related Services including all incidentials used for that

  • Utilities including gas, water, sewer, trash and other necessary fees for property upkeep

  • Payment for on-site Management and Other Staff

  • Emergency Services and Related Fees

  • Appraisals, and other Professional Fees

  • Tax Preparation and Necessary Payroll Fees

  • Payment for advertising of rentals, including all incdentials; fliers, ads, etc.

  • BC Business Services, Inc. Maintenance Personnel Repairs and Maintenance

  • Other Necessary fees for property upkeep and beautification

  • If the expense or fee deals with the property, such as to store things, move things, and hire people for the completion of the job, such as outside contractors and busineses, the Property Owner will be charged for these fees, as well as any necessary epxenses that are involved.

    For example, a Tenant abandons property and an auction is necessary to sell property and items; the fees involved with this will be charged to the Property Owner including any use of Professional Services that may be necessary as well as any outside contractors or hauling companies, etc.
  • Pay Vendors and other bills and General Accounting Services
    Above Services are generally Included as part of the Flat-Based Fees. ______________________________

    Advertise Rentals
    ______________________________

    We will not bill for the time to list rentals as it is billed as part of the Flat-Fee Billing.

    When it comes to this area, we mean fees for the incidentials. So stated, these fees are billed to Property Owner

    Fees may include all necessary advertising and marketing expenses, graphic design charges, photo and picture rendering, photography, surveying, and other professional fees.

    Other fees may include necessary marketing indentials such as website fees, newsapper listing fees, ad fees, directory fees, flyers, signs, Postage and Mailing, and other necessary fees that are related to property advertising. ______________________________

    File, Oversee, and Manage necessary tenant evictions
    ______________________________

    Fees will Include Necessary Legal Fees for Attorneys or Legal Forms.

    Representation Fees on Owner's Behalf in court (this does not include Attorney Fees which are billed separately) - $45.00 Per hour plus $20.00 Travel Charge.

    Eviction and Other Legal Form Preparation Fees. Billed at $35.00 Per hour.

    Manage Case to completion. Billed at $45.00 Per hour.

    Court Filing and Document Fees. Billed at $45.00 Per hour for filing plus all court costs plus $20.00 Travel Fee if necessary to go to the Court.

    All Paralegal Related Fees and necessary incidentals charged according to Firms Billing Policies.

    If incidentials are related to court costs or not incidentials of the firm, the Property Owner will be responsible for that. This may include Docketing Fees, Process Service Fee, Court Copy Charges, Postage and Mailing Fess and otherwise. ______________________________

    Reduced Fees for necessary Business Income Tax Preparation Services. ______________________________

    Oversee, and Manage all Audits or other Government Functions that may become necessary or required

    Billed generally at $45.00 per hour with Travel Charges billed at $20.00.

    All incidentals Billed according to Firms Billing Policies. ______________________________

    Payroll Related Services ______________________________

    All payroll Payroll Related Services, including handling of Worker's Compensation matters, are handled by BC Business Services, Inc.
